If you have over 2 million dirhams available for a purchase – don’t look for off-plan options. It makes zero sense buying off-plan in Dubai Creek Harbour when the same money buys a ready apartment.

Dubai Creek Harbour: buy ready, not off-plan

Off-plan or ready in Dubai Creek Harbour?

Ready. Only 20–25% of Dubai Creek Harbour is developed today: Creek Island, Creek Marina and Creek Beach. The rest of the master plan is still to be built, which means years of new supply coming onto the market. Oversupply is the main risk here, and off-plan buyers carry it in full.

The Blue Line metro is scheduled to open on 9 September 2029. Until then, the area competes for buyers with Ras Al Khor and with Binghatti’s Mercedes-Benz Places in Meydan – more than 13,000 residences in 12 towers.

What to buy in Dubai Creek Harbour?

I recommend looking for apartments that tick these boxes:

  • Waterfront location
  • Burj Khalifa views
  • Branded towers
  • 3–4 bedroom layouts
  • Interiors and floor plans that differ from the developer’s standard ones

How to buy a ready apartment in Dubai Creek Harbour?

Brokers earn 4–7% on off-plan sales and only 2% on resale, so many of them will try to steer you towards off-plan. Tell your broker upfront that you are buying ready, and have 10% of the price prepared for the deposit.

If the broker deviates from what you asked for – fire the broker.
