Buying off-plan in Dubai Creek Harbour in late 2026 is a bad idea. Emaar asks 80% of the price before handover and doesn't sell cheap anymore. It makes zero sense buying an asset and waiting three more years until it gets handed over, hoping it's going to appreciate. Making such a move is a pure gamble since you aren't able to predict the market movements and other nuances that may affect your deal.
So in Dubai Creek, either buy a ready secondary or distress unit with full cash, or just choose another area and another developer.
About 70% of Creek Harbour sales in the first half of 2026 were off-plan. And this figure is going to flip completely in favor of the secondary market. Many projects were launched and sold during the development boom in 2023–24. Now these projects are being handed over, and lots of the buyers are planning to resell before the handover. Some of them because they never planned to pay the final 30% of the price, others faced financial difficulties and/or aren't qualified to get a mortgage and therefore need to sell. And the more projects are getting close to the handover, the more units like this are being thrown into the market. This pulls the prices down.
Another factor pulling prices down is the fact that Dubai Creek Harbour is awaiting oversupply. At the moment the area is only 20–25% developed: Creek Island with Creek Marina, and Creek Beach. Everything else on the master plan is still to be built, and there is a huge amount of property planned there. The more units are built, the higher the competition in the rental market will be, especially when the units in less luxurious parts of the area (not first-line waterfront) start being handed over. They will be good, but not AS good as the waterfront, and they will pull prices to the cheaper end of the spectrum.

Within 3 years, the supply of second-tier Dubai Creek Harbour properties will start pulling the market down. The future mall, the Creek Tower and the metro (Blue Line, opening 9 September 2029) won't significantly change the picture. Neighbouring and nearby areas with cheaper options will start competing heavily: the developing areas of Ras Al Khor and massive projects like Binghatti's Mercedes-Benz Places in Meydan (13,000+ residences in 12 towers). In a car-focused city, good road infrastructure is enough to compete with Dubai Creek Harbour. Therefore, in 3 years, as your off-plan asset is built and handed over, you may end up with appreciation lower than the stable rental income you could generate nowadays by buying a solid, well-placed secondary market apartment.
Appreciation factors in Dubai Creek Harbour
Three dated events will decide how fast prices in Dubai Creek Harbour catch up with Downtown. Only the first has an official date.
- 9 September 2029. Blue Line metro. Official RTA date.
30 km and 14 stations linking Dubai Creek Harbour to Centrepoint (Red Line) and Creek (Green Line), with a signature station in the district. Tunnelling is under way and RTA reports the line on schedule.
- 2028. Dubai Square mall. Emaar target, not confirmed.
Emaar’s drive-through retail district next to Creek Harbour, relaunched in late 2025 with a three-year build. Emaar is targeting a phased opening from 2028; no opening date has been fixed.
- 2030+. Dubai Creek Tower. No official date.
Halted in 2018 and redesigned lower than the Burj Khalifa. In January 2026 Emaar promised a construction tender within three months, then pushed it back in June over material costs. The 2030 figure circulating in the market is speculation tied to the metro opening, not an Emaar date.
What to buy in Dubai Creek Harbour
There will be LOTS of units delivered in Dubai Creek Harbour in the upcoming three years. In order to be competitive in the market, I recommend paying more for the more limited options:
- waterfront;
- Burj Khalifa views;
- branded towers;
- 3–4BR apartments (always fewer on the market than 1–2BRs);
- penthouses;
- units with renovations/non-developer interiors or floor plans.
How to buy a ready apartment in Dubai Creek Harbour
Brokers aren't incentivised to sell secondary, because when they sell off-plan, they get much higher commissions (4% paid by the developer vs 2% on a resale). Therefore, be resistant to the alternative suggestions they come up with (they always will).
Agree on a budget, prepare 10% of the expected property cost for quick access in the UAE, outline the property criteria you are willing to buy, and give your broker a green light to make quick decisions – the market is super fast, and the best units go to those who are ready to put down a deposit immediately. If your broker follows the agreed rules and suggests an option, agree to it. If you see alternatives raining down or suggestions that don't correlate with the agreed requirements, fire the broker.
How much cash do you need on top of the price?
Example for an AED 2,500,000 ($680,700) apartment, fees actual as of 2 November 2026:
- 10% deposit on signing Form F (the Dubai Land Department's standard sale agreement): AED 250,000 ($68,100), as a manager's cheque from a UAE bank;
- 4% Dubai Land Department transfer fee + AED 580 admin fee: AED 100,580 ($27,400);
- 2% broker commission + 5% VAT: AED 52,500 ($14,300);
- registration trustee office fee: a few thousand dirhams.
Budget around 6–7% of the price for fees on top of the purchase price itself. The deposit is part of the price, not a fee.
